🏡 Sometimes the “highest rate” can actually save a buyer the most money.

Sounds backwards, right? But mortgage strategy is about overall cost, not just chasing the lowest interest rate. In this case, a buyer planned to move within 12–14 months, so taking a higher rate allowed us to cover over $10,000 in closing costs.

The extra interest paid during that short time? About $2,200. That means the buyer still came out ahead by more than $8,000 overall.

In Pinellas County, a room marked EPF (Enclosed Porch Finished) is often recognized as legal, permitted living area. But labels like SPF, SPU, or EPU may indicate finished or unfinished porch space that doesn’t count as official heated living area.

That distinction can impact appraisals, financing, insurance, and overall property value. Some rooms may *look* fully integrated into the home — ducted air, bedroom, bathroom, finished walls — but the public records tell the real story.

Understanding those codes can help buyers and sellers avoid surprises later in the transaction.
