NUEVA LEY EN FLORIDA: CAMBIOS IMPORTANTES PARA PROPIETARIOS DE VIVIENDAS
El gobernador Ron DeSantis firmó la nueva ley HB 803, una medida que podría cambiar la manera en que muchos propietarios realizan reparaciones y mejoras menores en sus viviendas en Florida.
📅 La ley entrará en vigor el 1 de julio de 2026 y permitirá que ciertos trabajos menores de construcción o reparación NO requieran permiso municipal previo, siempre que cumplan con las condiciones establecidas por el estado.
🔍 ¿Qué significa esto? Los propietarios de viviendas unifamiliares podrían ahorrar tiempo, costos y trámites burocráticos para proyectos menores cuyo valor sea inferior a $7,500.

⚠️ IMPORTANTE: La ley NO elimina todos los permisos. Seguirán requiriendo permisos obligatorios los trabajos relacionados con:
❌ Electricidad
❌ Plomería
❌ Gas
❌ Sistemas mecánicos
❌ Cambios estructurales
❌ Proyectos que afecten la seguridad de la propiedad

Además, las propiedades ubicadas en zonas de inundación o comunidades con HOA podrían seguir sujetas a restricciones y requisitos adicionales.
📌 Otro punto clave: Aunque ciertos trabajos no necesiten permiso municipal, TODAS las obras deberán seguir cumpliendo con el Código de Construcción de Florida vigente.
👷‍♂️ Antes de comenzar cualquier proyecto, expertos recomiendan verificar las regulaciones específicas de tu ciudad, condado o asociación (HOA), ya que las normas locales todavía podrían aplicar dependiendo del tipo de propiedad y ubicación.
Algunos consideran que reducirá burocracia y costos para los propietarios.

The Trump administration plans to announce next week a proposal allowing Americans to tap their 401(k) plans for a home down payment.

White House National Economic Council Director Kevin Hassett told Fox Business that President Donald Trump will unveil the plan in Davos. “We’re still talking about the mechanics of it, but suppose that you put 10% down on a home and then you take 10% of the equity on the home and put it in as an asset in your 401(k), then your 401(k) would grow over time as the value of your house grows,” Hassett said.

“It would be more money for retirement, and you’ll have solved the liquidity constraint problem and gotten yourself a house earlier in life,” he added, citing sharply higher down payments and monthly housing costs in recent years.

President Donald Trump announced on Wednesday he is moving to ban large investors from purchasing single-family homes.

"I am immediately taking steps to ban large institutional investors from buying more single-family homes, and I will be calling on Congress to codify it," Trump wrote in a Truth Social post. "People live in homes, not corporations."
