Not every U.S. state has a separate “Property Management License” — but many still require property managers to hold a real estate license or work under a licensed broker.
Some states use:
✔️ Real Estate Broker licenses
✔️ Sales Associate licenses
✔️ Separate Property Manager licenses
✔️ Or exemptions for certain management activities
For example: Florida, Texas, California, New York, and many other states generally require licensing for leasing or rent collection activities.
South Carolina has its own Property Manager and PMIC licensing structure.
A few states, such as Idaho, Maine, Maryland, Massachusetts, and Vermont, have more limited statewide licensing requirements for certain property management activities.
⚠️ The challenge? Many online lists confuse “No separate PM license”
with “No license required at all”
Those are NOT always the same thing.
Always verify directly with the state real estate commission before managing property across state lines.
