The questions most buyers think to ask: how old is the roof, what's included, and why are they selling.

The questions I'm asking the listing agent are very different.

Most of what determines whether a buyer wins a house (and at what price!) happens before the offer is ever written.

A lot of it comes down to a friendly conversation that I'll have with the listing agent.

One of my favorite things I get to do has nothing to do with a listing. 🙌

I had the privilege of speaking to the AVID 8th grade class at South Lake Middle School in Irvine this week about real estate as a career path. These kids asked incredible questions and had more drive and curiosity than most adults I know.

If even one of them walks away thinking about this industry differently, that's a win. The future is in good hands. 👏

A real estate agent posting a market update? Groundbreaking.

I know real estate data isn't exactly what people come to Instagram for.

And yet ...every month I get a DM that starts with "wait, I had no idea…"

That's because the median sale price doesn't tell you whether your specific neighborhood is up or down. Days on market doesn't tell you if the home next door went over asking or sat for a month. The numbers only matter once someone explains what they actually mean for you.

If you don't price it right out of the gate, you'll end up dropping the price two or three times before someone makes an offer.

And by then, buyers are wondering what's wrong with the house.

Here’s what I’d do if I were buying my first home in Orange County right now ⤵️

▪️ Talk to a lender before I talked to an agent. Knowing what you can actually afford changes everything about how you look at houses.

▪️ Get pre-approved with two lenders, not one. Ten minutes of comparison shopping can save you thousands.

▪️ Tour several houses before I wrote an offer on anything. You don’t know what “right” feels like until you’ve seen what “wrong” feels like.

▪️ Stop trying to time the market. Nobody knows what rates or prices are doing in six months. Buy the home that fits your life today.

▪️ Hire an agent who will tell me when not to buy a house. The good ones will.
