Buyers think sellers have the advantage. Sellers think buyers do.

The truth? In Orange County, the numbers tell a more nuanced story.

Inventory is currently up 8% from last year at 4,952 homes, and the Expected Market Time has stretched to 110 days, up from 101 just two weeks ago. Homes are still closing at 99.5% of list price.

So what does that mean in real life?

Buyers have more room to negotiate than they did a year ago, when that same number was 85 days. Sellers who price correctly are still getting very close to their asking price.

What I'm seeing in person is that sellers who price ahead of the market are getting offers, and sellers who price at June numbers are getting silence, which is something the data alone doesn't always show.

If you want to list in March, you have to start prepping now.

Even though we have beautiful sunny days year-round, October is one of your last chances to capture listing photos while your home still looks its best. Buyers notice the difference, and you can’t recreate October in February!

From there, we work backward: repairs before the New Year, decluttering and paperwork in January, final prep and staging in February, then a fully prepared launch in March, ahead of the competition.

Planning early means giving yourself time to do it right.
