A full circle moment today. It’s crazy to think back to where this all started. A retirement home manager who really didn’t know what direction life would go. Getting my real estate license, going to college and getting a double major bachelor degree in business and marketing, playing college hockey, and working at Home Depot to make some extra cash and learn something about homes while trying to work on this business.

It took one person to say yes to my 19 year old self who had no idea what I was doing (they would say otherwise).

Grateful for all years, the ebbs and flows, and the relationships made so far. Can’t wait to see what the next 9-10 years look like.

Are Home Prices Going To FALL?

A buyer asked me this exact question last week:

"Andrew, what if I pull the trigger and home prices fall six months later?"

Honestly? It's the question keeping a lot of Michigan buyers stuck on the sidelines right now. And I get it. Nobody wants to be the person who buys at the peak.

But here's what I told her, and what the data actually shows when you stop scrolling headlines and look at the real picture.

Going back to the 1950s, home prices have risen in nearly every single year. The one major exception was the 2008 crash, and the conditions today look nothing like that.

Inventory is still tight nationally, builders haven't caught up to demand, and people will always need somewhere to live.

In Metro Detroit specifically, I'm watching this play out in real time. Homes priced under $400K in places like Sterling Heights, Rochester Hills, and Clinton Township are still moving fast. MOST are still pulling multiple offers. The "crash is coming" narrative just isn't matching what's actually happening on the ground here.

Here's the part most people miss though.

Buying a home isn't a six-month bet. It's a five-plus year decision (typically). When you plan to stay put long enough to ride out the short-term noise, history is overwhelmingly on your side. My newsletter last week touched on fixer upper vs move-in ready and the struggle of adding equity to a home.

Equity builds. Your loan balance shrinks. Values trend up over time. That's how regular people in Michigan have quietly built real wealth for decades, through every kind of market.

So the real question isn't "will prices dip?"

The real question is: does buying right now fit your life, your timeline, and your plan to stay?

One of the biggest unspoken questions buyers are facing right now is this:

Do you stretch your budget for the fully updated, move in ready home that everyone else wants… or do you buy something that needs a little work and create value over time instead?

A lot of buyers today are facing choices like:
