The median U.S. household income is $83,000. More than half the states on this list require more than that just for a SINGLE person to afford a home.

Read that again slowly.

Not a couple. Not a dual income household. One person. Buying alone.

In Hawaii you need $196,838. California $160,280. Massachusetts $135,875. Washington $123,517. New Jersey $118,835.

These aren't outliers at the top of the list. This is the reality across most of the country for anyone trying to buy without a partner's income backing them up.

Even in states considered "affordable" the numbers are sobering. Tennessee requires $66,967. Georgia $67,656. North Carolina $68,005. The median household income in most of those states falls short of what a single buyer needs.

This chart is based on a 20% down payment and the standard 28% housing rule, meaning no more than 28% of gross income goes toward housing costs. That used to be considered conservative math.

Now it's almost impossible math for anyone buying alone in most of the country.

The conversation about housing affordability usually focuses on prices. But the real story is in the gap between what people actually earn and what the market now requires just to get in the door.

That gap has never been wider.
