Helped clients purchase this end unit townhouse which had great potential for $548,000 in April 1, 2021. With a newborn, they were looking to make a move into a larger single family home, so they enlisted our help with the sale. Entering a market with average interest rates hovering around highs of 7%, we strategically priced the property against other townhouses in nearby similar cities like Alhambra and San Gabriel, setting the market for this neighborhood in Monterey Park. Local price comparables were only in the $600,000 range. Through stellar marketing highlighting the unique design of the property and expert negotiation, we were able to help our clients through a smooth closing at a price well above other recent sold homes in the neighborhood. Helped a first time home buyer who is a local Burbank educator purchase this turn key condo in May 2023 for $364,000. Met them at a nearby open house, walked them through the home buying process, and introduced them to the City of Los Angeles LIPA program (Low Income Purchase Assistance) that as an individual first time home buyer with an income less than $70,650 allowed them to get a grant (essentially free money) of up to $140,000 towards their down payment, closing, and acquisition costs. Timed the market and was able to get into contract even with a longer escrow period in order to utilize the LIPA program and negotiated down from original list price of $369,000. In escrow, we got additional concessions – credits toward closing costs to help buyers lower their total out of pocket costs.

Investors purchased property in August 2022 for $690,000. Renovations were near completion in Feburary 2023. In mid March 2023, we put the property on coming soon at $898,000 for maximum exposure followed by a full marketing suite including professional photos, aerials, matterport and 3-D tour to show off the stylish home with our expert staging and design featured in Crate & Barrel.

Through a full week of exposure with open houses, we welcomed over 150+ people with multiple offers over asking. We eventually negotiated and accepted an all cash offer of $54,000 over asking with only 10 days escrow and a 3 days inspection. In early April 2022, we closed escrow at $954,000 well above zestimate and for the highest price per sqft in the neighborhood.

We always work to get our clients the best deals and most value by being local area experts and thru negotiation. In January 2022, we helped our clients secure this condo in the prime Sawtelle Japantown neighborhood of Santa Monica in a hot market when rates were still sub 3 pct. We saw an opportunity with days on market as a result of buyer cancelling bc of cold feet and at no fault of seller and worked quickly to get into contract by building rapport with the listing agent and putting together aggressive terms. We negotiated unit $4K below list at $815K with additional $5K in concessions. Things happen in life quickly and in mid June 2022 client needed to move again, so we prepped, staged, and marketed the home for sell. With rates nearly 6 pct and the housing marketing cooling, our clients were concerned. Thru careful negotiation, we were able to secure a non contingent offer way above list of $878,500 with terms to protect the sellers profit with only one weekend of open houses. We resold and closed on the unit less than 3 weeks later in July 2022 for $948,008. We were able to help our clients net over $80,000 in only 6 months of owning unit.

Beat out 6 offers including cash offers to get this fully renovated condo in the trendy Little Tokyo neighborhood of Los Angeles. Prices can be high in this market, but with a skilled agent you can still get deals. We were not the highest offer by $5K and the appraisal came back $10K higher than our accepted offer.
