Housing Data Gives Buyers More Leverage
We’re seeing a shift in the housing landscape that’s giving buyers more negotiating power. By late Q3, about 21% of active listings had price cuts, and inventory reached 1.16 million homes—just 9% below typical pre-pandemic levels. Buyer activity remains cautious, with homes under contract down roughly 4% year-over-year for the second month in a row, a clear sign that higher mortgage rates continue to impact affordability.

The national median list price hovered around $419,000, marking an 11-month streak of yearly declines and slipping about 1% both month-over-month and year-over-year. Price per square foot also dropped by 2% compared to last year. Sellers haven’t left the market, with about 6% of listings delisted—steady with last year’s numbers—but more owners are reducing prices and opening the door for negotiation.

Having guided clients through market swings for almost two decades—including downturns and high-rate environments—I know how important it is to read these signals. Whether you’re a first-time buyer, investor, or considering distressed properties, understanding where leverage lies can make all the difference. The next test will be whether these price adjustments translate into more signed contracts, or if the market continues this period of transition. As always, I’m committed to helping my clients navigate every phase with insight and a win-win mindset.

Smart Home Buying Tips With Current Mortgage Rates
After nearly two decades guiding clients through every kind of real estate cycle—including high interest rate periods—I've learned that opportunity often hides in plain sight. With mortgage rates holding above 7% (the current 30-year fixed sits at 7.12%, thanks to inflation and Fed action), many are understandably cautious about making a move. But here's what I’m seeing: fall home prices are, on average, about 5% lower than summer levels. That shift, coupled with a slower-paced market and growing inventory, opens the door for buyers to negotiate and find value—even in a tough rate environment. Whether you’re a first-time buyer needing creative financing or an investor looking for your next project, these market conditions can be used to your advantage. My focus has always been on finding solutions, and now is no exception—there are still smart ways to make your next move a win.

Mortgage Rates Aren’t Backing Down Yet
After nearly two decades navigating real estate’s ebbs and flows, I’ve learned to keep a close eye on mortgage rate trends—and right now, rates aren’t giving us any relief just yet. We’re likely to see mortgage rates linger near 7% through the end of the year, especially if inflation remains stubborn and the Fed signals another hike. That’s keeping affordability tight for many buyers, and investors are feeling the squeeze, too, as wider MBS spreads put extra pressure on borrowing costs. A meaningful drop in rates would require a real, sustained improvement in inflation, steadier long-term yields, friendlier Fed messaging, and healthier mortgage-backed securities spreads. For those planning to buy, invest, or refinance, I recommend using current rates as your baseline and viewing any future drop as a bonus. Having guided clients through market challenges before, I know how important it is to plan with today’s reality in mind while staying ready to seize opportunities if the environment shifts.

Gen Z buyers lead every generation on affordability trade-offs
Over nearly two decades in real estate, I’ve seen every generation approach the dream of homeownership differently—especially when the market throws up fresh challenges. Lately, it’s been inspiring to watch Gen Z buyers set the pace when it comes to affordability trade-offs. They’re showing a remarkable willingness to scale back on spending and embrace smaller homes to get a foot on the property ladder. According to recent findings, Canadians are leading the way in openness to downsizing, while British buyers remain more hesitant. For first-time homebuyers, flexibility and creative strategies can truly make all the difference. Whether it’s navigating tight budgets or identifying opportunities in a changing market, knowing where you can compromise—without sacrificing your long-term goals—has never been more important.
