What actually happens when your buyer's offer depends on selling their own home first.

It's called a home-sale contingency, and it's more common than people think. The buyer's purchase depends on their current house selling too. As the seller, that can feel risky, so a kick-out clause is often negotiated alongside it: you keep the right to market and show your home, and if a better offer comes in, the contingent buyer gets a set window, often just 24 hours, to remove their contingency or step aside.

It's not a red flag. It's a tool that lets a seller keep momentum while still working with a qualified buyer. We're using exactly this structure on one of our own listings right now.

I get a lot of messages from people relocating to Delaware asking the same question: how bad is the commute really going to be?

From 901 Ericcson Ln in Brighton, you've got Route 1, Route 301, and Route 13 all close by, so Wilmington, Newark, Dover, and even Philadelphia are realistic commutes, not wishful thinking. Buyers respond to clean, neutral, well-maintained spaces more than they respond to expensive finishes. A $2,000-3,000 paint job (walls, trim, front door) routinely returns more at closing than a partial bathroom remodel, simply because it makes the whole house feel newer without a huge outlay.
