Seller Tip: Buyers Don’t Want to Buy Your Deferred Maintenance.
If you’re thinking about selling your home, don’t wait until you’re ready to list to start looking around.
Those little things you’ve learned to live with? Buyers will notice them. A dripping faucet, peeling paint, an aging roof, worn decking, a sticky door, an old HVAC system — individually they may seem minor, but together they can create the impression that a home hasn’t been well maintained.
And that can mean more negotiating, lower offers, inspection concerns, or unexpected repair requests.
Before putting your home on the market, take a step back and look at your home through a buyer’s eyes:
🔨 Roof & gutters — Are they clean, functional and in good condition?
🪟 Windows & doors — Do they open, close and seal properly?
🔥 HVAC & utilities — Are systems serviced and operating properly?
🎨 Paint & interiors — Would freshening up tired areas make a difference?
🌿 Decks, siding & exterior — Are there areas showing wear, rot or needed repairs?
You don't necessarily need to renovate your entire home. The goal is to identify the maintenance items that could distract buyers from the value of your property.
A little preparation before you list can make for a much smoother selling process.
Thinking about selling in the next 6–12 months? Let’s walk through your home together and talk about what’s worth doing — and what isn’t. Sometimes the best advice is knowing where not to spend your money.
