Half of Brevard's active listings cut their price last month. The
median sale price still didn't drop. Both are true — here's why.
• Median is holding around $375–390K, basically flat.
• ~47% of listings have taken a price reduction — sellers who launched
on a wish-list number correcting back to reality.
• New listings are down ~13% from last year, and homes still go
pending in about 17 days. Not enough inventory for prices to actually
fall.
If you're buying: the leverage is on stale, overpriced listings — not the whole market.
If you're selling: price to the last 90 days of closed comps and you skip the price-cut cycle.
