No jet skis. No wakes. No boat traffic behind your house.

13149 Hawks Bay Rd sits on the non-motorized part of Lake Cascade, where the loudest thing on the water is a paddle.

$285,000 for 0.38 acres backing directly onto the lake in Donnelly.

What matters if you're going to build:
• City water, so there's no well to drill
• Power at the lot
• No natural gas, so plan on propane
• Paved road, surveyed, level
• CC&Rs, no HOA dues
• $670/yr in taxes (2025)
• Minutes to Tamarack and downtown Donnelly

Comment BUILD and I'll send you what it actually costs to put a house on this lot. The number surprises everyone.
