Buying your first home on Long Island doesn’t mean you have to leave the Island to find something within reach.

Levittown can still have opportunities around the $700K range, while towns like Patchogue and Mastic can give buyers more options depending on their budget. Meanwhile, some traditionally popular areas have become much harder for first time buyers to break into as demand and prices continue to climb.

The best town isn’t always the most popular one. It’s the one that gives you the right combination of price, location and lifestyle for your budget.

Long Island diners used to be a whole different experience. You could leave a club at 3 in the morning, grab a burger or eggs, sit there until 5 and still make it to work the next day.

Now it feels like the 24 hour diner is disappearing. Some of the places we grew up with are gone, others close early, and only a handful still feel like the classic Long Island diners we remember.

But there are still plenty of hidden gems across the Island worth knowing about.

A lot of Long Island homeowners are paying more in property taxes simply because they never checked which exemptions they qualify for.

The Basic STAR benefit can reduce the school tax portion of your property taxes for eligible owner occupied homes. There may also be additional exemptions available for seniors, qualifying income levels and certain disabilities.

These savings aren’t automatically something you should assume you’re receiving. Check your property, understand what you qualify for and make sure you’re not leaving money on the table.
