It all began in 1984 when Lucille Bonanno opened Bon Anno Real Estate in a small storefront on Broadway in Massapaequa, New York. Within three years, Bon Anno Real Estate had to move to our current location in order to accommodate our forty plus agents. In 1995 Lucille looked to her two sons, Gary a...

You’ll use it once a year, but it’ll take up space every day.

If you’re not asking these questions before buying, you could end up with daily clutter you didn’t plan for.

Most buyers think about bedrooms, bathrooms, and kitchen flow. But bulky, seasonal items sneak up fast, and suddenly you’re drowning in bins and boxes with nowhere to put them.

Storage isn’t just about closets. It’s about usable space that makes your home livable year-round. Ask about attic access. Check the basement layout. Think vertically.

The best time to think about this? Before you move in.

A Zillow listing alone won’t get your home top dollar.

Too many sellers assume that once the home is online, the marketing is done, but real leverage comes from strategy, not just exposure.

Does your agent have a pre-list launch plan? Are they tapping into email databases, video marketing, social media, and agent networks before you hit the market?

The difference between “just listed” and “just sold above asking” often comes down to the muscle behind your marketing.

Selling soon? Let’s talk about what full-power promotion really looks like.

Busy showing schedule? That doesn’t automatically mean you’re winning. 🚪📊

A packed weekend of tours feels exciting. But if those buyers walk out and no one writes an offer, the market is quietly telling you something.

Traffic without offers usually signals misalignment. The price might be too ambitious. The condition may not match the photos. Or buyers may feel they can do better at that number.

On the flip side, low traffic doesn’t mean your home is bad. It often means visibility or positioning is off. Maybe it’s priced just outside common search filters. Maybe the marketing isn’t reaching the right audience.

Showing activity is feedback. The smart move is knowing how to interpret it and adjust fast while your listing is still fresh.

If you’re thinking about listing, let’s build a strategy that turns traffic into strong offers, not just weekend tours.

Some homes are beautiful until it’s time to clean them. 🪟🧽

Towering ceilings, floor-to-ceiling glass, or fancy finishes might look great at first glance, but over time, they can make routine chores feel like a full-time job.

If the home you’re considering has design features that seem impractical, take a moment to ask: “How easy will this be to clean or maintain on a weekly basis?”

Let’s make sure the home you love is also one you can live in comfortably for the long haul.

It’s not always about major renovations. Sometimes, it’s the smallest details that shift a buyer’s mindset. 🚪🔧

Think about the first things a buyer touches or notices: the cabinet handles, the door k***s, the hallway lighting. When these feel fresh and intentional, they quietly say, “This home has been cared for.”

These micro-upgrades aren’t expensive, but they’re high-impact. A modern faucet or matte-black k***s can instantly elevate a space and signal move-in readiness. It’s buyer psychology 101: perceived value goes up when the little things feel dialed in.

Want to know which upgrades will deliver the most return for your sale? Let’s talk strategy.

That online estimate might not mean what you think it means. 📱📊

It feels reassuring to type in your address and get a number instantly. But that number hasn’t walked through your home. It hasn’t seen the updates, the deferred maintenance, or the street you’re actually on.

Algorithms don’t understand micro-location. They don’t know which blocks sell faster, which layouts feel tight, or which homes back up to noise. They pull data. They don’t interpret context.

The real risk isn’t the estimate itself. It’s the confidence it creates. Sellers overprice because the internet said so. Buyers hesitate because a model says it’s “worth less.” Both lose leverage.

Before you build a strategy around a computer-generated number, let’s break down what the market is actually saying right now.
