No inspection contingency. No financing contingency. Non-refundable from day one.

But the terms are negotiable before you sign, that's where an experienced agent protects you.

You see a lot of builders offering a 2-year buydown right now. I have two listings in Blue Springs doing this differently.

On these two new homes in Adams Pointe Village, the builder's $10,000 credit can go toward a permanent rate buydown through the preferred lender, not the 2-year kind. Locked in for the full term of the loan.
Same math as my last two videos, permanent beats temporary. On a loan this size, that's over $250 a month, every month, for as long as you own the house.
