Friendly reminder to our valued current residents: if you find yourself in a maintenance situation that can't wait until the next business day, don't hesitate to reach out to us right away. Simply give us a call at 816-400-8380 and press option 2. After-hours maintenance emergencies consist of a lack of heating, cooling, an active leak that will not stop when the source is turned off, or a gas leak or fire.

To report an after-hours emergency, call our office at 816-400-8380 and select OPTION 2. Leave us your name, address, and a brief description of the issue. We'll make sure to dispatch one of our vendors timely manner to get the problem resolved.

Please note that we're unable to receive text messages, so a phone call is the best way to get in touch with us. And remember, for life-threatening emergencies, always call 911 first.

The bathroom features has been updated and includes tile flooring, a low flow stool, and a shower with tile extending to the ceiling. Open parking is available in the back for convenience.

Tenants are responsible for all customary utilities, except water, trash, and lawn, which are covered by a monthly $50 common area maintenance fee. Pets are considered on a case-by-case basis. We have a great upstairs 2-bed, 1-bath apartment in Lee's Summit that just hit the market. It has luxury vinyl plank flooring throughout for easy cleaning, plus ceiling fans in the bedrooms for extra airflow.

The kitchen is equipped with stainless steel appliances, granite countertops, and painted cabinets. There are also laundry hookups right off the kitchen - tenants just need to bring their own washer, dryer, and microwave.

Tenants cover utilities, while the landlord handles the lawn. Pets are considered on a case-by-case basis. We're looking for a 12-month lease at $1,095/month with a $1,095 security deposit.

As part of our commitment to keeping your home safe, it’s time for our quarterly reminder to check your smoke detectors! Ensuring they function properly is crucial in maintaining a safe living environment.

Here’s a quick guide to help you check your smoke detectors:
Test the Alarm:

Press the test button on your smoke detector. You should hear a loud beep. If it doesn’t sound, it may need a new battery or replacement.
Replace Batteries:

If your smoke detector is beeping intermittently, it’s time to replace the batteries. Most detectors require a 9-volt battery.
Clean the Detector:

Dust and debris can affect the detector’s performance. Gently vacuum the outside of the unit or wipe it with a damp cloth.
If you have any issues with your smoke detectors or need assistance, please report it to our maintenance line or through your resident portal. We’re here to help!
