Not to be biased, but we know this home REALLY well. 🤍

For the past years, 10417 Oakmont has been ours. Holiday gatherings around the fireplace, summer evenings on the patio, and all the ordinary days in between—we’ve loved making a life here.

Over the years, we’ve put care into making it feel like home. Now, as we get ready for our next chapter, we’re excited for someone else to begin theirs.

We’ve made the decision to sell our home, and this one definitely feels a little different to share. 🏡

We’ve lived a lot of life here, and we know all the little things about this house that don’t really fit into a listing description.

The way the spaces work day to day. The spots we naturally end up using the most. The things that made it feel like home to us.

Now it’s time for someone else to make their own memories here, and we’re really excited to share it with you.

UNDER CONTRACT 🎉 3916 S Crackerneck Rd, Independence, MO is officially spoken for!

To every seller out there: under contract doesn't mean sold. Your buyer still has inspections, appraisal, and a final walkthrough, and the house needs to look the way they fell in love with it.

Don't do any of this until closing:

❌ Take light fixtures, curtain rods, TV mounts, or anything attached to the home that wasn't excluded
❌ Stop mowing, watering, or maintaining the home
❌ Cancel your homeowners insurance or utilities early
❌ Miss inspection response or repair deadlines
❌ Do repairs without saving receipts
❌ Start new projects or changes without checking with your agent
❌ Ignore new damage (a leak or storm damage after contract needs to be disclosed)
❌ Leave the house full of junk or dirty for the final walkthrough

Keys handed off = celebrate. Then pop the ch*****ne. 🥂

One of my favorite things about living in Prairie Village is watching new spots become part of the neighborhood.

Flower Child is an easy one to add to the list when you want something fresh, quick, and actually good. My go-to is the Brussels sprout and organic kale salad, but there’s plenty to try.

If you’re looking for healthy dining in Prairie Village or the Kansas City area, definitely give this one a stop.

It started with a message we'll never forget. 💛

Two siblings reached out with one of the hardest decisions a family can make: it was time to sell the home their parents had loved for years. Their question was simple: "Would you be willing to help us?"

Our answer was yes, and it meant taking as much off their plate as we possibly could.

Here's what happened behind the scenes:
→ We gathered and organized every signature and document, page by page
→ came in and made it shine ✨
→ We built a custom property booklet + flyer and obsessed over every detail
→ It went under contract almost as soon as it hit the market
→ No inspection period. Strong earnest money. Closed in 17 days.

On Sept 30, we sat around this table at Coffelt Land Title and closed this chapter together, with a lot of gratitude for the trust this family placed in us. 🔑
