Not all real estate transactions have hiccups!  You can usually expect one or two things to come up that you need to work through, even in the best transactions. BUT……sometimes they are flawless. Sometimes sellers price their house perfectly and keep everything impeccable that there’s really nothing for a buyer to request AND sometimes Buyers in a multiple offer situation bid their best offer and best terms and stay true to that throughout the process….The realtors do their jobs, the attorneys work quickly, the title company is ready ahead of schedule, the mortgage broker gets clear to close in time and everyone walks away happy.
