June 2025's Las Vegas Market Update

Inventory continues to rise, just 37 homes away from 7,000. Median prices have stayed fairly level for the last 6 months. The number of homes sold dropped from last month, but are consistent with Jan-April levels. Most sellers are accepting about 2% less than list price.

A huge CONGRATULATIONS to Local Realty's 2024 Top Producers! I am so proud of these 3 and what they were able to accomplish in 2024. They overcame obstacles, put in the work, and helped so many people achieve their real estate goals.

Steve and Anita actually tied in number of transactions, but Steve took 2nd by having a higher volume.

Now...

Natalie, I'm especially proud of you. I won't go into details, but she worked her tail off both personally and professionally this year to be where she is. Thank you for taking the chance on Local Realty 5+ years ago and sticking with us. Thank you for all you do for our agents as well. You're the best Transaction Coordinator we could ask for (and if you're not using her, I highly recommend you do!)

Steve and Anita, I know you're bummed out on just barely missing it...but use it as motivation and work like heck! Natalie, don't let them catch up this year 🙂

Welcome back to Local Realty, Julie Brown!

A few weeks ago Julie texted me and asked how I was doing. I gave her the scoop on my personal life, and then she asked how the brokerage was doing. After 2 or 3 texts back and forth, she said "can I come in tomorrow and make the switch?"

I've always had an open door policy, which I've learned isn't common in the real estate world. Most brokers aren't too happy when someone leaves. While it hurts when they do, the relationship is more important that the business. They are always welcome back.

August's numbers are out for our local real estate market. We have added over 1,000 homes to our inventory over the past couple months, and while the median sold price has stayed level, we are seeing a decrease in the number of homes going into contract. Itll be interesting to see what this months numbers show as we get our first full month since the new NAR rules came out!
