At my son's soccer game last weekend, another parent told me he wanted a bigger house years ago. He never did it. His mortgage rate is under 3%, and he can't make himself give it up.

I understand why. On a $400,000 loan, 2.75% runs about $1,633 a month in principal and interest. At 6.95%, the mid-September average per Freddie Mac, the same loan runs about $2,648. That's about $1,015 more a month, over $12,000 a year, before taxes and insurance.

People still move anyway. The kids need more room. The stairs get harder. The house feels too big after someone's gone. The grandkids live an hour south.

If that's you, three things belong in the math. How much equity you've built, since it shrinks what you'd borrow. Whether rates come down enough to refinance later. And the cost of staying in a house that doesn't fit your life anymore.

This house on Capshaw Road has gotten the same six questions from buyers for the last thirty days straight, so I finally just stood in the exact spot each one is about and answered all of them on camera.

Every big ticket item is already done. Septic, well, HVAC, electric, windows, doors, roof, all brand new. No guessing what's going to fail on you in year one.

Here's the part most people don't catch scrolling past the photos: this is 0.82 acres, and once it sells, the two lots get consolidated into one. That kills the teardown, build a second house plan some investors have been calling about, but it opens up a lot more, room for a front porch, a back deck, even a 1,000 square foot addition off the side, all confirmed directly with the zoning office. Plus a second lot's worth of land next door for a pole barn or a real garden.

When you think about date nights in the first few years of marriage, you picture fancy restaurants and a cocktail or two, and we had plenty of those. Then our date nights turned into 6pm Dunkin runs followed by three hour real estate classes, twice a week. In 2018, I left her in the hospital with our newborn son to go show a house. Looking back, I still don't know what I was thinking. She and the kids have ridden along on showings all over this state since, she's put up with date nights and vacations interrupted by endless calls, and supported me through 10+ years of building this. I don't know how she's put up with it, but I'm glad she has. Happy 12th Anniversary, Shannon.
