Throughout the time we had it listed, we received multiple offers, worked through plenty of obstacles, and came close more than once. But none of those opportunities turned out to be the right match for our Seller and this very special home.⠀

At the same time, our eventual buyers were experiencing the opposite side of the same story. They had already pursued 2 other properties before realizing neither was quite right.⠀

One of the things I love about real estate is that sometimes the best offer is not necessarily about who writes the biggest number.⠀

This Old Town investment property came with 2 sides that each had important priorities.⠀

My buyer wanted to navigate a reverse 1031 exchange, make the investment numbers work, solve some insurance challenges, and have renters ready to step in when he became the owner.⠀

The seller wanted to achieve his number, continue receiving passive income, and ultimately liquidate the property.⠀
⠀
Neither side wanted to give up the things that mattered most.⠀
⠀
So we got creative.⠀
⠀
We worked through the terms, found the areas where each side could give a little without sacrificing their bigger goals, and put together an offer that worked.⠀
