đ TITLE POLICY SERIES: ALTA 13-06 ENDORSEMENT
Weâre wrapping up this weekâs series with a policy option most traditional homebuyers may never needâbut itâs important to understand the difference.
The ALTA 13-06 Endorsement is designed for an insured **leasehold interest**. This means someone has the legal right to use and occupy the property under a lease, while someone else owns the land.
â
What it does:
⢠Adds specialized protection for certain covered losses affecting the insured leasehold interest
⢠Addresses ownership rights created through a lease
⢠Works with an Ownerâs Policy when the transaction involves a qualifying leasehold
â ď¸ What homebuyers should know:
A leasehold interest is different from **fee-simple ownership**, where the buyer typically owns both the home and the land. For most traditional residential purchases in East Tennessee, this endorsement would not apply.
The simple takeaway: **Different ownership structures require different title protection.**
At Express Title & Closing, we help identify the type of ownership involved and explain the available policy options before you close.
*Coverage is subject to policy terms, exclusions, exceptions, eligibility and underwriting approval.*
