Before you send that contract, give it a second look. 👀
When you are moving quickly, it's easy to focus on getting the offer out and overlook a detail that can create a much bigger headache later.
Here are 6 things worth checking upfront:
1. Are all parties listed correctly?
Make sure everyone who needs to be on the contract is included, names are spelled correctly, and they match across the contract, initials, and signatures.
2. Did you capture EVERYTHING that was negotiated?
Don't assume a verbal, text, or email agreement made it into the contract. Make sure every negotiated term is reflected in the contract or appropriate addendum.
3. Did you complete the blanks that matter?
Look for blank fields, asterisks, and "CHECK ONE" instructions. Don't assume the other side will fill in something you intended to address.
4. Are your dates working together?
Don't just check that the dates are filled in. Look at the entire timeline and make sure the deadlines actually work together.
5. Does the financing section match the deal?
Make sure the financing terms reflect what the buyer is actually pursuing, including the loan type, amount, deadlines, and any intended appraisal provisions.
6. Did you include the right addenda/riders?
Ask whether anything about the property or deal requires something beyond the standard contract.
