Here’s a look at what’s happening in the Athens housing market over the past 30 days.
We currently have 317 active listings, giving buyers more choices than we’ve seen during some of the tighter inventory periods of the past few years.

During this period:
🏠 169 homes sold
💰 $324,097 median sales price
⏱️ 21 median days on market
📝 12 homes currently under contract

So what does this mean if you're thinking about buying or selling?
For buyers, more inventory means more opportunity to compare homes, neighborhoods, and price points—and potentially a little more breathing room when making a decision.

For sellers, homes are absolutely still selling, but today's buyers have choices. Pricing your home correctly from the beginning, preparing it well, and marketing it effectively matter more in a market with increased inventory.

🏡 Madison City Real Estate | Q3 2026 Market Update

The Q3 numbers are in for Madison City, and there are a few things that really stand out.

📈 More homes are hitting the market.

There were 245 new listings, up more than 30% compared to the same period last year.

🏡 But buyers are buying them.

Madison City recorded 216 sales, an increase of more than 39%.
💰 The median sales price was $485,000, while homes sold for approximately 99% of their asking price.

⏱️ And here's a number sellers should pay attention to: the median days on market was just 12 days.

So, what does all of that mean?

Even with more homes available, Madison City continues to show strong buyer demand. But that doesn't mean every home will sell quickly or for top dollar. Pricing, condition, presentation, and marketing still matter—a lot.
And remember, these are citywide numbers. Your neighborhood, subdivision, and even your price point can tell a very different story.

🏡 Months in the Making… and Today They’re HOME! ❤️

Some closings just mean a little more.

Today, I had the privilege of helping friends get to closing as they officially became homeowners in Hoover, Alabama! 🎉🔑

This one wasn’t about finding a house that was already sitting there waiting for them. We started from the beginning — finding the right neighborhood, choosing the floor plan, selecting the lot, and then watching their home come to life from the ground up.

And then came the hard part… waiting.

🏠 More homes to choose from – Active listings are expected to be about 13% higher than an average week.

👥 Less competition – Buyer competition historically drops about 30% from its peak.

💰 Lower asking prices – Prices are projected to be about 3.5% below their seasonal high. On a typical home nationally, that's roughly a $14,000 difference.

⏰ More time to make a decision – Homes tend to stay on the market longer, giving buyers more time for inspections, comparisons, and negotiations.

📉 More price reductions – Sellers with homes that haven't moved may become more willing to adjust.

Now, does that mean everyone should circle September 27 on the calendar and wait?

No.

Real estate is local, and the right time to buy ultimately depends on your finances, goals, and what's happening in the specific North Alabama market you're considering.
