🏡 What’s happening in the Morgan–Lawrence housing market?

The latest North Alabama real estate numbers show a welcome increase in buyer activity:

📈 147 homes sold in August 2026—up 17.6% from August 2025
💰 $262,000 median sales price—up 0.8% year over year
🗓️ 54 average days on market—the same as last August
🏠 1,097 homes sold from January through August—up 9.3% year over year

What does this mean? Sales activity is strengthening, prices are holding relatively steady, and buyers are taking a little more time to make decisions. Sellers still need accurate pricing, strong presentation, and a strategic launch to stand out.

The Fed raised rates, but that does not mean the North Alabama housing market stopped moving.

Madison County recorded 711 home sales in August—up 10.75% from last year—while the median price increased 4.55%.

What has changed is the buyer. Today’s buyers are more selective, more value-conscious and less willing to overlook weak presentation or unrealistic pricing.

For luxury sellers, this is not the time to simply put a home on the market and hope. It requires strategic pricing, exceptional presentation and marketing that reaches beyond the local buyer pool.
