In Cook County, appeal windows don’t open all at once. 🗓️

After the Assessor mails reassessment notices, each of the county’s 38 townships gets its own appeal window, generally open for 30 business days. Deadlines are staggered, so you and a friend a few miles away could have very different dates. Board of Review appeals come later in the year, again township by township.

That’s a lot of dates to track. Cut My Taxes follows every township’s schedule so you don’t miss yours.

Georgia homeowners: a quick reminder about your homestead exemption.

✔ It isn’t automatic. You apply with your county.
✔ Check your county’s records to confirm it’s in place.
✔ Note your county’s filing deadline. In many counties, it’s April 1.

An exemption lowers the taxable portion of your value. An appeal can lower the value itself. Cut My Taxes helps Georgia homeowners with both sides of the bill.

A common assumption: if your assessment went up 10%, your bill will go up 10%.

In reality, several things sit between your assessment and your bill: tax rates, exemptions, and, in Illinois, equalization. So the two rarely move in lockstep.

But the assessment is still the foundation of your bill, which is why it’s worth appealing when it’s too high. Let Cut My Taxes take a look.

In Illinois, your township plays a big role in your property taxes.

🏘️ Township assessor: in most counties, sets the first estimate of your home’s value
🗓️ Appeal window: set township by township, so yours may differ from a neighbor’s a few miles away
⚖️ Board of Review: appeals are heard at the county level

When your assessment notice arrives, here are five things to check:

1. Property details: are the size and features correct?
2. Market value: does it seem reasonable for your area?
3. Assessed value: how was it calculated from market value?
4. Exemptions: are all the ones you qualify for applied?
5. Appeal deadline: in Georgia, it’s 45 days from the notice date; in Illinois and New York, it depends on your township or town.

Or skip the checklist: send your notice to Cut My Taxes and our team will read it for you. No fees unless we reduce your property taxes.

⚡ Class 3: utility property
🏬 Class 4: commercial property

Your class shapes how your property is assessed, and the wrong class can cost you. Cut My Taxes reviews NYC assessments for homeowners and commercial owners and handles the appeal.

Spotted “equalization factor” on your Illinois property tax bill? Here’s what it means.

The state sets an equalization factor, often called “the multiplier,” to bring county assessment levels in line across Illinois. Your assessed value is multiplied by it to get your equalized assessed value (EAV).

You can’t appeal the multiplier. But you can appeal the assessed value it’s multiplied by, and that’s exactly what Cut My Taxes does for Illinois homeowners. Have a question about your bill? Ask below.

Where your home sits changes the math:
🏙️ Illinois: appeal deadlines differ from township to township
🍑 Georgia: property is assessed at 40% of fair market value
