Even though a home is brand new, it can still have issues. Here are 8 common problems that you may face with a new construction home:

1) Appliances may be dented or scratched.
2) Appliances may not be hooked up properly.
3) Chips or cracks in the countertops.
4) Flaws in the flooring.
5) Missing paint in certain areas.
6) Windows that don’t open & close properly
7) You may need to redo the caulking or grout in certain areas.
8) Scratches or cracks in the windows or mirrors.

Financial advice I’d give my 25-year-old self, being a former CPA:

1. Use credit cards for convenience, not as a loan. Interest rates are too high. Only charge what you can afford to pay off every month.

2. Buy your first home as soon as financially possible.

3. Buy an investment property as soon as financially possible.

4. Make a budget and stick to it.

5. Reconcile your bank account monthly.

6. Get educated on financial matters such as real estate, taxes, and investments.

7. You can waste a lot of money buying drinks at bars.

8. Learn how to read a financial statement, both the income statement and the balance sheet.
