With great pleasure I say CONGRATS Paolo. NEVER to late to be a first time home buyer.

This was a little hairy at first but at the end beat out two other offers with strategy and some luck. I am just glad we were able to make this turn key deal for you. Timing and showing during extreme rain storms was everything to help make this happen. The early bird gets the worm. We are very happy for you!

Yesterday we drove in this craziness. Tess had PT while i did a showing. Pouring BUCKETS! (Broken trees, closed roads, etc). My favorite was coming out of the LIKELIKE Tunnel.

Single family average above $1,205,000. Rates are still higher so the Big question is how? Quick two answer 1) Is lack of inventory and movement. (Rents are high too due to this) with #1 #2) Homeowners kinda trapped. They have low 3.5% loans and want to upgrade but this doesnt make financial sence to get a bigger house or condo at 5.8%.

This is an interesting time. Until interest rates get A) Down to high 4% at least or B) Higher like 7% or more creating a stagnant market, creating more inventory, thus a drop in prices i don't see things changing much.

If you can sell now is a good year to do so in my opinion as steady slow increases are happen w/low inventory.
