Sponsoring local initiatives. Volunteering. Running educational workshops. It is not the part of the job anyone sees, and it is a real part of the job.

One piece of it is our yearly writing competition. The award is a $2,500 scholarship.

We started it because good writing changes outcomes. In a demand letter. In a brief. In an email to an adjuster who is not listening.

If you know a student who should enter, have them email [email protected].

Your hurricane deductible is not a flat dollar amount.

It is a percentage of your dwelling coverage. On a $400,000 policy, 2 percent is $8,000. That comes out before the insurer pays anything.

It also kicks in based on hurricane warnings, not based on whether the storm hit your street.

And it works by calendar year, not by storm. A second hurricane in the same year usually falls under your regular deductible instead.

We wrote the whole thing out.

Pull out your declarations page and look for a separate roof deductible.

Florida carriers are allowed to attach one. It sits on its own line, apart from your hurricane deductible.

The law caps it. It cannot exceed 2 percent of your dwelling coverage or half the cost to replace the roof, whichever is less. You also have to be offered the chance to decline it when the policy is issued.

Plenty of people never noticed it was there.

If the roof is your damage, that is the line that matters.

What happens when you call us.

You talk to a person, not a form.

We ask what happened, when, and what the insurer has told you so far. That takes about ten minutes.

Then we ask for two things. Your policy, all of it, including the declarations page. And whatever the insurer has sent you.

We read it and tell you if you have something. If you do not, we tell you that too.

Costs nothing to find out. (954) 678-5155.

Two words decide a lot of water claims. Sudden and gradual.

A pipe bursts on Tuesday. That is sudden. Usually covered.

A pipe drips behind the wall for two years. That is gradual. Often denied as wear and tear.

The trouble is that both look the same once the drywall comes down.

So the timing carries the claim. When you noticed it. When you reported it. What you did next.

Report water damage fast. The delay is what gets used against you.

You finally got the check. After hours of paperwork and phone calls, your claim is settled.

Then your stomach sinks. It does not cover the roof.

How?

We hear this one a lot.

The rest of that money did not disappear. It was subtracted, and that subtraction is called depreciation.

Your roof is fifteen years old. The insurer priced a new one, then took off for age and wear.

Many policies let you recover the rest once the work is done. It is called recoverable depreciation.

Your adjuster is not going to bring it up.

So read your estimate and find the line. Then ask your insurer in writing what it takes to release it.

If they will not give you a straight answer, that is usually when people call us.

Myth: my damage is smaller than my deductible, so there is no point filing.

Fact: file it anyway.

Florida's own CFO tells homeowners to report storm damage even when it looks minor. Filing puts it on record. That amount can count toward your hurricane deductible.

And damage grows. It is very common to open a wall or pull up shingles and find more than anyone saw from the ground.

Not reporting it can mean delay or denial later.

Report it. Let them tell you "no" in writing.

Your insurer is on a clock. Most people never find out.

Florida law gives them 7 calendar days to acknowledge your claim once you contact them.

They get 60 days to pay it or deny it. In writing. With a real explanation.

Pay late and that money can start earning interest.

You have deadlines too. One year to report a hurricane claim. Eighteen months for a supplemental one.

Write down your date of loss. Everything runs from there.

It's official: according to the calendar, Fall starts today! πŸ‚

But veteran Floridians know the truth. πŸ˜‰

While Fall may be starting elsewhere, it is definitely not happening in our neck of the woods.

Here the pumpkin on your porch will be a puddle by Friday, the AC has been running since March, and the only "sweater weather" is inside a Publix

What we get is "Florida Fall." One week in November when the humidity drops and everyone loses their mind.

But hey, at least pumpkin spice latte's are back now.

Happy "Florida Fall," Broward. 😎 β˜•

Four named storms. Zero hurricanes. It is the middle of September and the tropics have been boring.

Nobody knows what to do with themselves. The water from June is still stacked in the garage. Somebody's plywood has been leaning against the fence since Memorial Day. The neighbor who tracks every wave has gone quiet.

Take the win. Just do not let it talk you into dropping your windstorm coverage or letting a policy lapse.

The season runs through November 30. One storm is all it takes, and the cheapest year to be underinsured is the year nothing happens.

Until it does. Then you find out what your policy actually says.

That is usually when people call us.
