No, it's not a "quick" claim deed, but it's improper use could lead to a quick title claim. A quitclaim deed conveys property on an “as-is” basis, offering little protection — if any at all — to the grantee (new owner), and in North Carolina is more formally known as a non-warranty deed. While quitclaim deeds may appear to be the most straightforward method for transferring property ownership, they aren’t always the best option for facilitating that transfer. Quitclaim deeds aren’t designed to guarantee that there aren’t any existing liens or interests that could impact the property. So, if you find out later that there is an outstanding mortgage or other owners exist, you could face potential legal or financial consequences. Yes, there is a Holly Springs, Mississippi and at least once a quarter I will get a call from someone needing a closing for some property in Holly Springs. After discussing pleasantries and we get to the property address, it becomes apparent the caller did not realize our office is in North Carolina. There is also a Holly Springs, Georgia but I've never gotten a call from there. All in a day's work. 🥴

1. It helps avoid a court proceeding: Without a power of attorney, if you become incapacitated, your spouse or loved one will have to go to court to have a guardian or conservator appointed to manage your affairs. This can be a lengthy process and much more expensive than including the document as part of an estate plan.
2. A power of attorney allows you to choose someone to act on your behalf while you are still living, in the event that you are unable to do so yourself. This can be due to any number of reasons, such as illness, injury, or incapacity.
3. With a power of attorney, the person you appoint can handle your important business, personal, financial and legal affairs and it can be made durable so that it operates during the period of incapacity.
4. Having a power of attorney can provide peace of mind that you have named a trusted person to manage your affairs and have your interests protected.

Mirror wills, sometimes called joint reciprocal wills, are individual, separate wills that a married couple makes to pass property, usually to one another, upon the first spouse’s passing. They function as a reflection of the same interests. They’re typically best used when people have fairly simple estates and they agree on how property should be passed on to the same person once both of them are deceased.
