A due diligence fee generally goes to the seller for the negotiated termination right. Earnest money goes to the named escrow agent and is held under the contract. Both are generally credited at closing, but the refund result can differ if the transaction ends.

There is no universal amount or timeline. Review the exact contract, finish the property and financing work before the deadline, and get legal advice when rights are unclear.

Before buying Lake Hickory waterfront, confirm the legal water relationship, recorded access, dock permit history, Duke Energy project boundary, flood information, utilities, shoreline condition, and the property's fit for the way you actually plan to use the lake.

A dock does not automatically guarantee future modification rights, a specific water depth, year-round use, or approval for shoreline work. Every conclusion depends on the parcel and the right authority or professional.
