A beautiful build that I photographed and videoed today for Penland Builders and their portfolio… just wow. Their attention to detail and their choices in the owners decor and everything from top to bottom was just incredible.

There is no place I’d rather turn another year older than right here in Hayesville.

A full pub crawl through Hayesville Square with my people, my girls wearing fake tattoos of my face, and a Gin Rummy tournament that got surprisingly competitive.

.firefly.cafe for lunch, a little shopping at Molly & Me, and , cocktails at and , one last drink at the , dinner at , and, of course, home before 9 because I’m 56 years old and 9 o'clock is my bedtime.

This little town in the North Carolina mountains is something special. On a spring afternoon with the dogwoods blooming around that old courthouse, it genuinely doesn’t get much better than this.

this photography journey of mine has been constantly changing and evolving... The people, places, travel... but always the biggest and best benefit of having my camera was being able to document my family. Being included on high school Orchestra trips, homecoming picture parties, photo shoot themed birthday parties and so much more. I love having this small business that has provided so much for my family, but being included on these events has been by far the single biggest benefit of my "job". My most recent opportunity with my family... Emily's college graduation photos.

I started my photography career photographing people. Faces, families, moments - that was my whole world.

Somewhere along the way it shifted into real estate media, drone work, cinematic video. And honestly? I found a whole new passion I didn’t know I had.

When a property sells this fast, agents sometimes wonder if the media even mattered. In this case, Taylor had this to say “ your part in helping me capture this Home was crucial in getting to this point”. the right buyer saw this view and felt it before they ever stepped foot on the deck.

Here’s your photography lesson for today

What makes this shot work isn’t the river. It isn’t the mountains. It’s the railing. Yup… the old weathered railing takes the lead. Literally lol. That weathered deck rail in the foreground is doing all the heavy lifting. It creates three things that transform a good photo into a great one:

1) Depth — your eye travels from near to far, layer by layer: railing — treetops — river — ridgeline — sky. That’s five distinct layers in one frame.

2). Scale — without that railing, you’d have a beautiful landscape. With it, you feel like you’re standing there. That’s the difference between a photo people scroll past and one that stops the scroll

3) Context - it whispers this is someone’s home, not just a pretty view. That emotional anchor is what makes buyers call.

This is called foreground framing - and it’s one of the most powerful tools in real estate photography. I look for it on every single shoot. A railing. A porch post. An open door. A hanging swing. Anything in the foreground that add the depth and leading lines and dimension to the image.

The Hiawassee River and the mountains did the rest 🤪

PS this listing we had to go visit twice… It has such incredible views and the distance the first round was covered in fog, and even with that view, it was magical with the mountains, picking up out of the fog and hearing the river down below, but not being able to see it was unbelievable
