Not going to lie, some transactions are just a rollercoaster and this one had some of the biggest hills to overcome.
A colleague recently referred an out-of-state buyer who was selling her home and relocating to Indiana. At the last minute (literally days before closing and as she was on her way because her house had sold) her loan fell through, inspection repairs weren’t done upon final walk through, and had to deal with a reluctant seller who wanted to accept another (higher) offer after accepting ours first.
With fast negotiation, we claimed my buyers right to the house (hint: make sure you understand the difference between first right, contingency and limited contingency when making an offer) secured pre-closing possession, worked out repairs with seller (including getting a new roof), lined up a new lender in record time, got the CTC over a holiday weekend and got to closing less than a week later! An incredible story with even more twists and turns that made for a scary ride but my buyer was brave and determined!
I’m grateful for wonderful clients who dont give up when it gets hard and trust advice that I give them, partners I can trust to deliver and for colleagues who know I’ll care for their clients every step of the way!
After all was said and done, this was honestly one of the most joyful closings I’ve ever had because of all those involved to helped make it possible. That’s why I love this job so much! Helping others and making a difference! ❤️
