They called us about a flooded closet. An AC condensate drain had backed up and put water into the air handler closet and the bedroom closet next to it. That part was real, and it needed to come out. But what we found walking the rest of the house was growth around the ceiling vents in six other rooms — and once the access panel came off, contamination inside the air handler itself. That is the equipment feeding air to every room in the home. We wrote the whole case up, anonymized, and published both documents that came out of it: the full assessment report and the remediation protocol. Every flip is designed to be persuasive in the twenty minutes you spend walking through it.

New floors, new kitchen, gray paint, great photos. What none of that tells you: how old the roof is, what's in the panel, what the pipes in the wall are made of, or what was behind the drywall before somebody primed it.

"I've bought three houses before. I've never bought one here."

That's the line I hear most from buyers relocating into Nocatee, RiverTown, Shearwater and Silverleaf — usually about a week before closing. Sometimes after.

It isn't inexperience. It's that a brand-new Florida house, sitting on fresh fill in a subdivision that hasn't been through a wet season yet, behaves nothing like the house you just sold up north.

A few things that surprise people:

• The lot is usually the riskier part, not the house.
• Humidity here is a mechanical problem, not a weather problem.
• Termites are normal. The question is what's protecting you, and whether it's still intact.
• Your one-year workmanship warranty starts ticking the day you close.

Nothing makes the phone ring like the words "black mold." Someone spots a dark patch behind the toilet, Googles it for five minutes, and is suddenly convinced the whole house is toxic.

The real story is calmer than that — but with a catch. You can't tell a mold's species, or how dangerous it is, by its color, and the "toxic black mold" panic was never actually proven. What's also true: all mold should be taken seriously, and a spot on the wall tells you nothing about how far it's spread, what's in the air, or what's feeding it. That's the whole reason testing exists — it's how guessing becomes knowing.
