🏡 Same $10,000. Very different impact on your monthly payment.

Let’s say you’re buying a $500,000 home.

Option 1: Ask the seller to reduce the price by $10,000.

Your new purchase price: $490,000. Estimated monthly savings: about $52/month.

Option 2: Ask the seller for a $10,000 credit and use it to buy down your interest rate.

Estimated monthly savings: about $260/month.

😳 Same $10,000. Potentially 5X the monthly savings.

Assuming: → 20% down → 30-year fixed mortgage → Original interest rate of 6.5% → $10,000 seller credit is sufficient to permanently buy the rate down to approximately 5.5%.

Of course, rates, loan programs, discount-point pricing, seller-credit limits, and individual circumstances vary so these numbers are simply an example.

But the bigger point is this:
Sometimes negotiating the best deal isn’t about getting the lowest purchase price. It’s about knowing what to ask for.

That’s where a little strategy can make a BIG difference. 🏡

Thinking about buying? Let’s have your lender run the numbers and figure out what makes the most sense for you.

Just casually adding a $170 million home sale to my list of reasons I should expand my real estate business to Miami. 😂🌴

One of the most ambitious residential builds ever attempted on Miami’s ultra-exclusive Indian Creek Island has officially been sold to Mark Zuckerberg for a staggering $170 million. Originally assembled by Dr. Aaron Rollins, founder of AirSculpt, and his wife Marine Rollins after purchasing the property for more than $30 million in 2020, the estate spans 27,889 square feet on 1.84 acres. The nine-bedroom, fifteen-bath limestone residence features 200 feet of waterfront along an 80,000-square-foot lot and was designed with interiors by Ferris Rafauli, highlighted by a dramatic 38-foot skylit staircase. Once part of a cluster of homes owned by Julio Iglesias, the site now stands among the most powerful addresses in the country, just steps from another estate acquired by Jeff Bezos and Lauren Sanchez last year for $79 million.
