The judge signed the Heggstad order, but don't pop the champagne just yet—your victory isn't real until you get it stamped. Once signed, your attorney should guide you through properly noticing the transfer in the county records or with the appropriate institution. Then you can administer through the trust normally.

You cannot legally transfer title or close escrow on the property while a Heggstad Petition is pending. Because the asset remains titled in the deceased person's individual name, the successor trustee lacks the legal authority to sign the property away.
