Before you fall in love with the countertops, the floor plan or the backyard… fall in love with the location first. 👀

A house can be updated. A kitchen can be renovated. Paint can change. But the neighborhood, commute, nearby amenities and overall feel of the area? Those are a lot harder to fix after closing.

When you’re house hunting, don’t just ask yourself, “Do I love this home?” Ask, “Do I love living HERE?”

That second question matters just as much. 🤍

“Realtor” is technically the job title. What I actually do depends on the hour. 😂

Before breakfast, I may be a market analyst and professional coffee drinker. By lunch, I’m a negotiator, moving coordinator, detective, and amateur therapist. By dinner, I’m tracking down a missing key while answering a text that starts with, “Okay, don’t panic, but…”

Real estate is so much more than opening doors. It’s keeping a hundred little details moving, solving problems before they become your problems, and making sure you feel supported through every twist in the story.

And honestly? I wouldn’t trade it. 💛

Here's what that means for you if you're buying or selling in the East Valley right now.

According to Redfin, sellers gave buyers a concession in 44.7% of home sales in August. Nationally that's the highest rate in six years.

Phoenix came in at 67.4%.

Let me say that again. More than 2 out of every 3 homes sold in the Phoenix metro last month had the seller offering something to the buyer — closing cost help, rate buydowns, repairs, price reductions built into the deal.

For buyers this means:

You have more negotiating power than you've had in years. Concessions are real and they're being accepted. If you're not asking for them — you should be. And if your agent isn't bringing this up — that's a problem.

For sellers this means:

Pricing right from day one matters more than ever. The market is rewarding well-priced, well-presented homes and punishing the ones that come in too high. Concessions are what happen when sellers wait too long to adjust.

This is not a crash. It's a rebalance. And knowing where you stand in it is everything.
