What do September’s Maricopa County housing numbers mean for your next move?
With 20,294 active listings, 4,035 homes sold, and an average of 82 days on market, buyers and sellers both need a thoughtful strategy.
For buyers: Look beyond the asking price. Depending on the home and seller’s circumstances, negotiating closing costs, repairs, or a rate buydown could make a meaningful difference in your total cost.
For sellers: Plan for the possibility of a longer selling timeline. Accurate pricing, strong presentation, and making your home easy to show all matter. Active listings are your competition; recent comparable sales help establish value.
One number deserves extra context: the $627,771 average sales price. That isn’t the value of a typical home—or proof that prices are rising. Higher-priced sales can pull the average up, and we need prior-month comparisons to identify a trend.
Countywide numbers give us perspective. Your neighborhood, price range, and specific home give us direction.
Want to understand how these numbers apply to your home or next purchase? I’m happy to help you sort through them.
