79 years since this iconic photo was taken. What isn’t talked about is what it took ….

Fun Fact! Do not be fooled or overlook that the electricity or water is turned off when you are looking at homes... especially when you decide to write a contract.

The TREC 1-4, the Purchase Contract, clearly states in Paragraph 7A "Seller at Seller's expense shall immediately cause existing utilities to be turned on and shall keep the utilities on during the time this contract is in effect."

What is that important? Well as a seller, if they are not when you execute the contract, you are already in breech of contract and failure to perform...a position the seller should have never been in. As a buyer it will delay the ability to get the home inspected and if needed any repairs needed.

More importantly, you want to know before writing that offer that the basics of the house actually work. Case in point... I was working with a buyer. First time buyer and they fell in love with condo in Dallas. However, the water was turned off. We asked and asked to get the water turned on prior to writing a contract. The agent at one point said we, the buyer or I, could get it turned on and pay for it (this is a no no and a whole other post)..of course we said now. Finally they got the water turned on ... and would you know it... the water line to the sink had a hole and the cabinets were flooded and ruined!

So always make certain those are turned on. As a seller if your agent says not to worry about it... you should worry about it! If you are buying and the agent says no big deal.. it is a big deal!

As a REALTOR®️, I’m part of many different groups related to real estate. This morning the question below was asked. While I love questions like this, the answers can be a bit scary.

Let’s be clear! An appraiser isn’t an inspector. They are there to evaluate and make certain the home you are purchasing is worth the price you’re paying. With a VA Appraisal though they do go into the process a bit more…They are looking for functional defects and other times. Electrical panel is one of them. If there are noticeable defects or issues they will call this out on the appraisal. The appraisal goes feom As Is to Subject To. There is nothing wrong with this… and frankly any electrical issue should be called out on any appraisal and actual inspection. It’s for you and your families safety.

This is why it’s important who you work with. We are Home Evalution Specialist. We aren’t inspectors but we’ve done the course work to notice the things that most inspectors will see. From an AC unit pad that’s not level to a missing breaker in the panel. When we are listing a home we go over items that should be corrected prior to listing so they are done ahead of time. When working with buyers we point out what an inspector may find, etc.
