🎡 The Great Frederick Fair is here — and one of the best parts is definitely the FOOD! 🌭🍕🦀

Frederick County has some incredible longtime fair favorites, and I put together a Fair Food Hit List of vendors and dishes worth checking out while you’re there.

From my favorite Hemp’s loaded pit beef and JB Seafood crab cakes to Pig Hole Barbecue, pickle pizza, crab rangoon tater tots, and of course something sweet like a warm apple dumpling or cinnamon roll… you may need more than one trip around the fairgrounds! 😂

One of the things I love most about the Great Frederick Fair is seeing so many familiar local businesses, organizations, families, and neighbors come together. Supporting local is what Frederick County is all about. ❤️

🏠 IMPORTANT APPRAISAL UPDATE FOR HOMEOWNERS

Beginning November 2, 2026, appraisals submitted for Fannie Mae and Freddie Mac loans must follow a new, more detailed reporting standard called UAD 3.6.

What will sellers notice?

📸 More interior photographs
🛠️ Greater detail about renovations and condition
🏡 Better documentation of ADUs, garages and outbuildings
☀️ Information about solar and energy-efficient features
🔍 Clearer reporting of damage, deferred maintenance and converted spaces

The good news: Valuable improvements and unique property features may be less likely to get overlooked.

The challenge: Unpermitted work, inaccurate square footage, deferred maintenance and undocumented renovations may create additional appraisal or underwriting questions.

This does not mean home values will automatically decrease. It means properly preparing the home and documenting its improvements will be more important than ever.

If you are considering selling, start gathering permits, receipts, improvement dates and information about your home’s major systems now. The right preparation before the appraisal could make a meaningful difference.
