Home buying myths that cost people real money, part one:

• "You need 20 percent down." You do not. Plenty of strong loans exist at 3 to 5 percent down, and waiting years to save 20 percent often costs more in rising prices than PMI ever will.
• "Pre-qualified and pre-approved are the same thing." They are not. One is a guess, the other is underwritten. Sellers know the difference and so should you.
• "The inspection is just a formality." The inspection is your one chance to renegotiate with full information. Never waive it casually.
• "Spring is the only time to buy." The best deals of the year are usually sitting on the market in October.
• "You should find the house first, then talk to a lender." Backwards. Financing first means you shop with real numbers and can move fast when the right one appears.
