The ARCHER BULLSEYE: A FM Commercial Real Estate Market Balance Snapshot
How is the market performing (referring to the Fargo-Moorhead commercial real estate market) is a frequent question posed to me? The answer…it depends.
It depends…are you buying or leasing, what property type (multi-family, retail, office, industrial), what sub market are you most interested in (downtown, suburban, Moorhead)?
A simple response is to state whether the current market, in my opinion, is a “tenant’s market” or “landlord’s market”, a “buyer’s market” or “seller’s market”. My opinions are based on my two decades of experience, my knowledge of current market conditions, and my recent transaction experience.
Thus…introducing the ARCHER BULLSEYE, a frequent snapshot of Fargo-Moorhead commercial real estate market balance.
Starting immediately I’ll be throwing out my opinion on a regular basis regarding the market balance for both sale and lease. An educated and data based opinion…do you agree or have another opinion?
Here’s my opinion regarding “for sale" space. If you’re interested in my opinion regarding “for lease” commercial properties, just let me know.
* Transaction velocity improving modestly, but still measured relative to total inventory.
* Increased seller competition and extended marketing times.
* Not broadly appreciating.
* FOR SELLERS: Precision pricing and organized due diligence packages essential.
* FOR BUYERS: Negotiating leverage exists, conservative underwriting recommended.
BUYER MARKET.
