🏡 The Housing Market Is Changing—And the Right Strategy Matters

The latest housing market report offers several important takeaways for buyers and sellers:

✅ Housing inventory has increased for four consecutive years, giving buyers more choices and creating more competition among sellers.

✅ More homes are selling below their original asking price. In 2025, 62% of homes sold for less than the list price—proof that accurate pricing matters.

✅ Maryland continues to move faster than much of the country. In May 2026, the median Maryland home spent 35 days on the market, compared with 52 days nationally.

✅ Experts still expect modest home-price growth averaging approximately 2.3% in 2026, while mortgage rates are projected to remain near 6.4% through the end of the year.

What does this mean for you?

🇺🇸 **Happy 250th Birthday, America!** 🇺🇸

Today marks an incredible milestone celebrating 250 years of American Independence.

As we gather with family and friends to enjoy parades, backyard cookouts, fireworks, and yes... plenty of hot dogs 🌭🎆, let's also take a moment to remember why we celebrate.

Our freedom wasn't given, it was earned by ordinary men and women who were willing to risk everything for the dream of a free nation.

I've attached an article to this post titled 'The Americans Who Risked Everything' It is based on a powerful speech written by Rush Hudson Limbaugh Sr., who shared this message for many years to remind Americans of the extraordinary courage and sacrifice of our Founding Fathers. I later adapted it into a blog post because I believe its message is just as important today as ever.

Before the fireworks light up the sky tonight, take a few minutes to read it. I think you'll come away with a renewed appreciation for the price that was paid for the freedoms we often take for granted.

May God continue to bless our families, our communities, and the United States of America.
