Not all agents want a thorough inspection. Some want the deal to go through with no problems... so they recommend inspectors they know won't flag everything. Your agent should WANT the inspector to find issues. If they don't, they're protecting their commission, not you.

Here's a secret: if you walk into a basement and everything is on pallets or cinder blocks, the house has water issues. If there are plug-in air fresheners everywhere, they're covering a smell. Look for the signs BEFORE the inspection.

Your inspector can't look inside walls. Can't look under carpet. Can't even move a couch that's covering something. If the seller puts furniture over a problem, the inspector will never see it. This is why you need to know what to look for yourself.

Before you buy ANY house, ask for a CLUE report. It lists every insurance claim ever made on the property... floods, fires, structural damage, everything. If the seller didn't disclose something, the CLUE report will. Most buyers have no idea this exists.
