Their lease had already started, but their move-in wasn’t until June. If they had been living there, this would be a completely different situation. That is the primary bedroom.

This 4 bedroom, 1.5 bath home in West Bradford just sold for $105,000 over asking price!!! 🎉🎉🎉

This sale was a great reminder that timing matters, and sometimes the best results come from patience and planning.

The seller first reached out to me over a year ago. He was considering updates like painting, flooring, and kitchen improvements, and wanted guidance on where to spend money to maximize return. During that time, his family was temporarily living in the home while waiting to move into their next property. Unfortunately, their new home experienced a fire, extending their stay much longer than expected.

In the end, everything came together exactly when it was supposed to.

We launched with a 2-day open house weekend that brought through 27 groups, along with 15 private showings and a total of 7 written offers.

The seller can now move into the next chapter of life feeling confident he maximized the value of his home, and I’m incredibly grateful to have helped guide the process from the early planning stages all the way to settlement.
