This gap exists because West Chester’s data includes a wide range of townships and luxury listings that can skew the average. In Downingtown, the median home price of $594,000 and a lower price per square foot make it a highly competitive entry point for young professionals and first-time buyers. 🏡

For buyers, this means two different strategies are required. In Downingtown, you need to be prepared to move swiftly on fresh listings.
