Housefishing. 🏠🎣

Catfishing… but for houses.

There is a growing conversation in my industry around AI-enhanced photos and it got me thinking about how I use virtual staging.

I do use it on some vacant listings, intentionally and sparingly.

An empty room can be hard to visualize. A little furniture can help you understand the scale, layout and possibilities of a space.

It can also help discourage some of the scams and nefarious activity that vacant homes seem to attract.

But there’s a line.

I’m NEVER going to use AI to change the architecture, add a view that doesn’t exist, remove an ugly feature, make a dated kitchen look renovated, or make a small room look huge.

There’s a difference between helping someone visualize a home and creating a home that doesn't exist.

Enhance the presentation. Don’t change the reality.

Living Next to a National Park... A few days ago I watched a guy in flip-flops creep within a few feet of a bull elk for a selfie, going into rut season no less. His friend filmed from the car. He got the photo. He also got a very close look at 700+ pounds of annoyed wildlife deciding whether he was worth the trouble.

Happens more than you'd think. Every fall, some visitors (earning the name "touron" from locals) treat our elk like oversized Labrador Retrievers.

25 years living with RMNP as my backyard has taught me a few things:
🦌 50 feet minimum from elk, more during fall rut & spring calving
🥾 Weather turns fast above 8,000 ft (sunny morning, hail/snow by noon)
🚗 Timed entry, know before you go, no joke
🔥 Fire mitigation isn't optional here, it's part of owning property

These become common sense when you live somewhere this wild and this beautiful.

July is in the books for the Estes Valley 🏔️

🏡 Least expensive ~ listed AND sold at $309,000
📊 Median sold price across the valley ~ $673,000
⏱️ Average days on market ~ 73 days
🔑 35 homes sold | 69 new listings hit the market

A few things worth noting: homes are still selling at 95.9% of original list price, which tells you sellers are pricing pretty close to what buyers are willing to pay. Days on market ticked up 12.3% year over year ~ buyers have a little more room to breathe than they did last summer.

I love helping people trade city noise for mountain air and a little more peace and quiet. Estes Park living is hard to beat!

Vacant land looks simple, until you start digging into the details.

A beautiful piece of property doesn't automatically mean it's ready for a home to be built.

I recently helped a buyer purchase a small parcel with an encroaching fence from a neighboring property. The selling agent initially wanted to sidestep the issue, assuring us the seller had a good relationship with the neighbor and he'd surely be fine moving it before my client built.

We pushed back and asked for something in writing ~ a guarantee that the neighbor would either move the fence back onto his own lot, or agree in writing that my client could move it after closing.

The neighbor wouldn't sign anything.

So the seller had to resolve it before we could close, saving my client a major headache (and real money) trying to fight that battle after closing, while trying to build their home.

Before making an offer on land, I always encourage buyers to check:
📍 Zoning
📍 Utility availability and/or Well, Septic feasibility
📍 Encroachments ~ Survey/boundary confirmation
📍 Soil/perc tests
📍 Slope & topography (steep = $$$)
📍 Floodplain status
📍 Wildfire risk evaluation
📍 HOA covenants
📍 Easements / Road maintenance agreements
📍 Mineral rights
📍 Permit timelines

A little homework upfront can save you thousands of dollars and a lot of frustration later.

🍎 What if more of the educators who teach our kids could afford to buy a home in the Estes Valley?

Housing affordability isn't just a real estate issue, it's a community issue. We all benefit when our teachers and school employees can put down roots in the communities they serve.

For many school staff in Estes Park and across Northern Colorado, saving for a down payment is one of the biggest barriers to homeownership.

This summer CHFA introduced a new Schools To Home program. Eligible full-time Colorado public school employees may qualify for:
🏡 A fixed-rate mortgage
💰 Down payment and closing cost assistance of up to 25% of the first mortgage amount

A quick note: this is not a grant. The assistance is provided as a deferred second mortgage that's generally repaid when the home is sold, refinanced, paid off, or is no longer your primary residence.
