The Charlotte County Utilities Department has declared a precautionary boil water notice for some customers in parts of Rotonda West and West County due to repairs made to a water line. The affected customers will remain under a precautionary boil water notice until further notice.

Due to repairs to the water supply system, the Charlotte County Utilities Department requests that all customers in the affected area(s) boil water intended for drinking or cooking until further notice. The Utilities Department will notify the affected customers with a rescission notice as soon as the water quality is confirmed to be at safe consumption levels. As an alternative, bottled water could be used. We apologize for the inconvenience.

An improving real estate market!

Watch two different news sources and you'll be super confused on where the real estate market stands. Scroll social media and it'll do the same thing to you. Ask two or more different people and they might tell you conflicting stories.

Here's the reality of it...The current state of the market can be twisted a bunch of different ways and it all depends on the area you are pulling data for. To be fair to yourself, you should be looking at data specific to the area(s) you are interested in.

Below are the April 2026 stats for Charlotte and Sarasota County. We can drill down even deeper than this and get specific to a zip code while separating single-family homes, condos and manufactured homes into individual reports. If you are ever interested in seeing what a more specific report looks like for an area you're interested in, just shoot us a message or comment below.

So now for the facts that come from true data:

In Sarasota and Charlotte County:
Closed Sales are up.
Median Sales Price is down for Charlotte and flat for Sarasota.
Active Inventory is down.
Dollar Volume is up.
New Listings are down.
New Pending Sales are up.

This all shows improvements and strength in the current market here in our areas.

Does that mean you have to buy now? No
Does that mean you have to sell now? No

Buying and Selling take into account more than just the market conditions. Sit down with your Realtor and ask questions. Let them ask you questions. Allow them to connect you with a trusted lender so you can see if now is a good time for you. This isn't a one size fits all situation.

‼️Reminder of fraudulent seller activity.‼️

It's been a common practice among scammers, to attempt to fraudulently sell properties they don't own. In the past they have targeted foreign property owners in hopes that no one would question why they communicated only through email, and their english and grammar were broken. Over the years, more measures have been taken to prevent these properties from being sold out from under the correct owner. This has led scammers to switch their focus to another method that has proven to be successful for them. They pose as the owner of the property and get someone to list the property for them at an appealing price. When a contract comes in they are quick to accept the terms, but they ask to use their title company and say they are willing to pay all the closing costs. They then provide false title information that usually is very similar to an actual title company name, but they change the email address and phone number. Next, the buyer contacts the fraudulent title company and is given wiring instructions. The buyer wires the funds and their money is gone. From that point, the deal never closes and the buyer loses their money. There's little to no chance of recovering the funds.

It's happening over and over again, so we need to be aware, and take the necessary steps to reduce the risk of being scammed. Here's some steps you can take:
When you go under contract for a property, you need to make sure you are doing your own research on the title company, to make sure they are legitimate and that they are local. When possible, drop a check off to the title company's local office. Then you'll have a chance to meet their team and know that it is a legitimate transaction.
If you aren't able to bring a check into their office. You can start by searching for the company online and seeing if the contact info you were given matches what is on their website.

Hope this helps save someone from an unnecessary loss.
