"Should I build a pool on my new house?"
A client building a brand-new home called and asked us exactly that last today.
Here's what a lot of agents would do with that question: shrug, say "yeah, pools are great!", and get back to filming a TikTok in an empty listing. (No offense other agents)
Here's what we did.
We pulled 300+ actual closed sales across the Englewood area. 81 of them had pools. Then we ran the whole thing through AI on some serious computing horsepower to figure out what a pool is REALLY worth. Not vibes. Not "my cousin sold a pool house one time." Real data.
What we found
A pool adds about $70K in Englewood / South Venice… but about $110K in Rotonda / Port Charlotte. Same pool, 15 minutes apart, a $40,000 swing.
A brand-new pool on a new build is worth around $124K, versus about $47K for an older, aging one. New pool, no condition discount.
And no, the pools did NOT sit longer on the market. Priced right, they sold just as fast.
Our client got a real, defensible answer he can build his whole project around. Not a guess.
