1st - I just closed a deal with a VA loan @ 5.625%

2nd - On 1/29/26, the Fed entered what’s called a hawkish phase, meaning inflation concerns have led them to keep rates stable until they meet again in July.

💡 What does this mean for buyers?
✔️ Inventory is up
✔️ Rates are steady, not climbing
✔️ Less competition than peak seasons

The smart move historically? Buy when inventory is up.
You can always refinance later—but you can’t go back and buy when you had more choices and leverage.
